Cottage rental conditions

Rental conditions apply to cottage or additional service rent directly from LeppäLomat. The conditions are binding on both parties when the client has confirmed the booking by paying, as a minimum, the booking fee.

Reservation  

Clients can make their reservations according to the instructions given through the internet or by phone. After which the reservation confirmation will be sent to the costumer either by post or e-mail that will statethe

– name and address of the cottage owner
– instructions as to where to obtain the key and also the location of the cottage
– cottage rental terms and conditions, as well as information about additional service fees.
– a bank transfer form for the advance booking fee, final payment and payment for possible additional services.

The booking is confirmed when the client has paid the advance booking fee or made full payment by the due date. Booking fee is 30 % of rent fee. The person making the reservation must be of legal age. The person paying for the reservation, or person named by him orr her, is responsible for compliance with the rental conditions. In case of company being the costumer, the responsible person is named contact person. It is forbidden to rent the cottage to third party.

Payment

The advance booking fee must be paid by the due date. The final payment must be paid by the stated due date or at least six weeks before the start of the rental period.

Should the reservation be made within six weeks of the start of the rental period, down- payment will not be required but the full payment of rent and possible additional services should be made by the due date. Should the total of the invoice be less than 250 euro, the full amount must be paid within 10 days of the invoice date. The customer must, if necessary, present a reliable proof of payment. The cottage rental charges and the additional service charges include VAT.

All the objections and questions conserning the invoice should be made within 7 days of the date of the invoice. If the client does not comply with the terms of payment, LeppäLomat are entitled to hold the rental agreement canceled.

Cancellations

All cancellations must be made in writing. The cancellation is only valid when it has been received by LeppäLomat.

Should the client be able to show that the cancellation has been made in writing and sent to the right address in time, the cancellation will be accepted even though it is delayed or does not arrive at all. Advance payments and possible administration costs will be retained by LeppäLomat or possible agent involved.

Should the cancellation occur within 21 days of the start of the rental period, the total hire charge will become payable together with the costs of any additional services. Should, however, the cottage be subsequently hired out to another client for that period then the rent fee will be returned together with payments made for additional services, minus 80 euros cancellation fee.

Should the client himself or someone from the same household become ill, become involved in an accident or die, the client is entitled to refund of the amount paid minus the cancellation fee and any other administration costs. Cancellation in these circumstances should be made immediately to LeppäLomat and proof of cause of cancellation should be given e.g. doctor’s certificate.

Cancellations made during the rental period will not be accepted or refunded. Should the client change the reservation this shall be treated in accordance with the previously stated cancellation procedures. During the rental period we suggest that the costumer has valid travel insurance that includes cancelation insurance. The cottage owner or agent can cancel reservations in a force majeure situation. In this case the client is entitled to refund of total amount paid.

Use of holiday cottage

The owner will give the keys to the client at the place stated or otherwise agreed upon and at the pre-arranged time.
Unless otherwise agreed upon, the client should bring with them their own bed linen and towels. The client is responsible for the cleaning of the cottage and its immediate surroundings during his stay and prior to departure. Cleaning instuctions can be found in cottage.

On departure the cottage, its furnishings and contents should be left in the condition at the same place they were on arrival. Following departure, should it be necessary for the owner to clean the cottage or its immediate surroundings, he has the right to charge the client cleaning fee, at least as much as final cleaning fee.

During the rental period the owner will be responsible for mowing the lawn, clearing the access routes of snow using a tractor or snow plough. The client will be responsible for clearing the verandas, steps, patios, pier and paths. The client uses them at their own risk.

The cottage and its immediate surroundings may be used by the number of people that has been advertised in cottage information, including fold out beds.Camping, the use of tents and other additional accommodation facilities on the grounds are forbidden.

Celebrational events must be agreed upon in advance.
Open fires in the area of the cottage and during periods of fire warnings are forbidden! Client must comply with the instructions, warnings and regulations.The client is obligated to reinburse damages caused to the cottage, its fittings, environment and third parties.

In the event of any possible verifiable natural phenomena or those caused by a third party, like electricity supply disturbance related, both the cottage owner and the client are not liable.

Cottage is smoke-free. Pets are not allowed indoors unless stated otherwise in cottage information materials. Pets must always be notified on booking, even if they are only in the outdoor area of the cottage during your stay. If pets have been kept in the cottage or yard without notice, the owner of the cottage has the right to charge a cleaning fee if necessary.

Comments, complaints and
settling of disputes  

Any comments and complaints during the hire period should be made to the cottage owner immediately.

In the first instance all disputes should be settled through negotiation. Should the dispute not be resolved, the client may make a written complaint within one month of the end of the hire period. Should the seller and the client not reach agreement, the client can make a complaint to the Consumer Protection Board.

The rental agreement is covered by Finnish Law and any disputes will be referred to the District Court. We reserve the right to price changes.
